In short
- Borrowing: at Arizona's median home value, a hypothetical line is about $127,800 (math below).
- State tax: none found. The county recording fee is $30 per instrument.
- Signing: community property state. Both spouses join to encumber community real property.
How much you could borrow in Arizona
A HELOC limit starts with your home's value, the share of it a program will lend against in total, and what you already owe. Here's the math using Arizona's median owner-occupied home value from the U.S. Census Bureau's American Community Survey (2024).
Hypothetical math, not a quote. The 80% combined loan-to-value (CLTV) is an assumption; the maximum depends on the program, your credit and the property, and income and debts can lower the line further. Run your own numbers in the HELOC calculator.
Arizona recording costs on a HELOC
We found no Arizona state or county tax on recording a mortgage or deed of trust. The county recorder charges a flat fee of $30 per instrument (A.R.S. § 11-475). Lender fees and other third-party costs are separate.
Who has to sign
Arizona is a community property state: property acquired by either spouse during the marriage is generally community property (A.R.S. § 25-211). Both spouses must join in any transaction that encumbers an interest in community real property (§ 25-214), so if your home is community property, your spouse signs the HELOC even if only you are borrowing. If the home is one spouse's separate property, ask the lender and title company who needs to sign.
Federal rules that apply in every state
- You get a three-business-day right to cancel a HELOC on your principal home. See where to find your terms.
- A variable-rate HELOC can change only with a public index outside the lender's control, and it must have a lifetime rate cap. See how HELOC rates are set.
- Your lender must give you HELOC disclosures and the CFPB's HELOC booklet when you apply.
