How this site makes money
HELOC Facts is free to use. If you request a rate, Tyler or a member of his team will contact you to review your options. If a loan closes, the broker is paid, and that compensation is disclosed in your loan documents before you commit.
HELOC Facts is an advertising and education website, not a lender. Loans are made by our lending partners and are subject to their underwriting approval.
How the calculator works
The calculator estimates borrowing room from equity only. It applies illustrative combined loan-to-value ceilings by credit range and property type: 85%, 80% and 75% for a primary residence by credit tier, 5 points lower for a second home and 10 points lower for an investment property, with a $15,000 minimum and a $750,000 maximum. It does not look at income, debt-to-income, title, credit history, state law or the lender's valuation, and it is not an approval. The payment uses the rate you enter on a fixed-rate, fully amortizing schedule.
How the guides are written
- Guides are written and reviewed by a licensed loan originator.
- They separate rules that apply broadly, like federal cancellation rights, from requirements that vary by lender and program.
- Examples use stated assumptions and real formulas. They are labeled hypothetical and are not rate quotes or approvals.
- Every guide shows the date it was last updated.
