Fixed-Rate HELOC: How It Works and When It Makes Sense
Fixed-rate HELOCs aren't all structured alike. Some programs give you a fixed rate and a fully amortizing payment from the start, while others offer fixed-rate features on eligible balances. This guide covers fixed-payment structures, where principal and interest are repaid over a set term.
At a glance
- On the structure covered here, the rate and payment are set at closing.
- Terms of 5, 10, 15 or 30 years are common.
- Every payment includes principal, so the balance reaches zero by the end of the term.
- Check the loan's disclosures to confirm how its rate and payment are set.
How a fixed-payment HELOC works
The rate is set when the loan closes. The payment is calculated to pay off the balance over the term you choose, the same way a car loan or a 30-year mortgage works. Market rates can rise or fall without changing your payment. Your disclosures show exactly how the rate and payment are determined, so read them before you sign.
Fixed vs. variable HELOC
| Fixed-payment HELOC | Variable HELOC | |
|---|---|---|
| Rate | Set at closing | Prime rate plus a margin |
| Payment | Same every month | Changes when prime changes |
| If rates rise | You're protected | Payment goes up |
| If rates fall | Refinance to capture it | Payment goes down |
| Best for | A known amount and a stable budget | Short-term borrowing you'll repay quickly |
Variable HELOCs move with the prime rate, so every change in prime changes a variable payment.
How the payment is calculated
A fixed HELOC payment uses the standard amortization formula. The amount, the rate and the term are the only inputs.
| Term | Monthly payment | Total interest |
|---|---|---|
| 5 years | $2,064 | $23,823 |
| 10 years | $1,253 | $50,392 |
| 15 years | $999 | $79,901 |
| 30 years | $787 | $183,212 |
A longer term cuts the payment and multiplies the interest. Here, 15 years instead of 30 costs $212 more a month and saves more than $100,000 in interest. Check your agreement for any prepayment penalty or early-closure fee before you plan to pay extra. Try your own numbers in the calculator.
What sets your rate
- Credit score. Higher scores get lower rates.
- Combined loan-to-value. Less total debt against the home means better pricing.
- Occupancy. Primary residences price best.
- Term. Shorter terms often price lower.
- Fees. Some lenders offer a lower rate for a higher upfront fee. Compare offers by APR, which includes those costs.
When a fixed-rate HELOC makes sense
- A one-time cost: a renovation, a tuition bill, a down payment.
- Paying off high-rate credit cards with a payment that has an end date. If debt-to-income is tight, see HELOC with high debt-to-income.
- You'd rather not watch the Fed.
- You want to know exactly when the debt is gone. Weighing a refinance instead? See HELOC vs. cash-out refinance.
Frequently asked questions
Can the rate on a fixed-rate HELOC change?
Not on a fixed-payment structure like the one described here. Some HELOCs mix fixed and variable features, so check the loan's disclosures.
Is a fixed-rate HELOC better than a variable one?
It depends on your plans. A fixed rate protects you if prime rises and makes budgeting simple. A variable line can start lower and fall with rates, but the payment can rise.
Can I pay off a fixed-rate HELOC early?
Usually, but check the agreement for any prepayment penalty or early-closure fee before you sign.
What's the difference between a fixed-rate HELOC and a home equity loan?
The monthly payment can work the same way: a fixed rate over a set term. The differences are mostly in how the loan is structured and disclosed. Compare offers on APR, fees and terms rather than the label.
How is a fixed-rate HELOC payment calculated?
With the standard amortization formula, using the loan amount, rate and term. The calculator on our home page shows the payment for any combination.
