How Long Does a HELOC Take to Close and Fund?
At a traditional bank, a HELOC usually takes two to six weeks. Online programs that use automated valuations and e-signatures can fund some eligible files in about a week. Here's each step and what speeds it up.
At a glance
- Banks and credit unions: about 2 to 6 weeks.
- Online programs with automated valuation: some eligible files fund in about a week on a primary home.
- Second homes and rentals can fund faster, generally with no 3-day cancellation period.
- Appraisals and title issues cause most delays.
HELOC timeline, step by step
| Step | Online program | Traditional bank |
|---|---|---|
| Prequalification | Minutes | 1 to 3 days |
| Application and documents | Same day | Several days |
| Home valuation | Automated valuation, if eligible | 1 to 3 weeks for an appraisal |
| Underwriting and title | 1 to 5 days | 1 to 3 weeks |
| Closing | Online or mobile notary, where allowed | Usually in person |
| 3-day right to cancel | Primary home | Primary home |
| Funding | After the cancellation period | After the cancellation period |
The three-day right to cancel
For a covered HELOC secured by your principal dwelling, the federal cancellation period generally ends at midnight of the third business day after the last of three events: the account is opened, you receive the cancellation notice, and you receive the required disclosures. Saturdays count as business days for this rule. Sundays and federal holidays don't. If all three happen at a Thursday closing with no holiday in between, the period ends Monday night and funding can generally happen Tuesday.
Second homes and investment properties generally don't have this waiting period, which is why they can fund faster. See investment property HELOCs.
What slows a HELOC down
- An appraisal instead of an automated valuation. See HELOC without an appraisal.
- Title problems: old liens, judgments or trust paperwork
- Self-employed income documentation. See the bank statement HELOC guide.
- Condo association questionnaires
- Flood zone or insurance issues
- Slow responses to document requests
How to close faster
- Have your ID, latest mortgage statement and homeowners insurance declarations page ready.
- If your home is in a trust, have the certification of trust handy.
- Link your bank accounts for electronic verification if the program offers it.
- Answer lender requests the same day.
- Choose a program that uses automated valuation if your home is a good fit.

Frequently asked questions
How long does it take to get a HELOC?
Two to six weeks at most banks and credit unions. Some online programs with automated valuations fund eligible files in about a week on a primary home, and second homes and rentals can be faster.
Can I get a HELOC in 24 hours?
Approval can happen that fast, but funding on a primary residence has to wait out the three-business-day cancellation period. Second homes and investment properties generally don't have that waiting period.
Why can't I get my HELOC money right after closing?
On a primary residence, federal law gives you three business days to cancel after the account is opened and you've received the required notice and disclosures. Lenders release funds after that period ends.
Can I close a HELOC online?
In many states, yes, with an electronic or remote online notary. Some states and counties still require an in-person notary.
What's the most common HELOC delay?
Valuation and title. An appraisal can add weeks, and title issues like old liens or trust paperwork take time to clear.
