Can You Get a HELOC Without an Appraisal?
Yes. Some HELOC programs use an automated valuation model (AVM) or another acceptable valuation method instead of a full in-person appraisal. Whether your home qualifies depends on recent comparable sales, valuation confidence, property type, loan amount and combined loan-to-value.
At a glance
- An AVM estimates value from public records and recent sales.
- No home visit, no appraisal fee, and days off the timeline.
- Unusual, rural or recently renovated homes may still need an appraisal.
- If the AVM comes in low, you have options.
Who can skip the appraisal
- Standard properties: single-family homes, townhomes and typical condos
- Enough recent comparable sales nearby
- Loan amount and CLTV within the program's AVM limits
- No major changes to the home that public records don't show
When you'll still need an appraisal
- The AVM returns a low confidence score.
- The home is rural, unusual or high-value with few comparable sales.
- You've done major renovations that aren't in county records.
- The loan amount or CLTV is above the lender's AVM threshold.
- Some programs require appraisals on rentals or 2 to 4 unit properties.
A full appraisal typically costs $300 to $700 and can add one to three weeks. See how long a HELOC takes for the full timeline.
How an automated valuation works
An AVM is software that estimates your home's value from county records, recent comparable sales, tax assessments and listing data. It returns a value and a confidence score. If the confidence is high enough for the loan amount, the lender can use it in place of an appraisal.
The home value estimates on real estate websites are built the same way, but lenders use their own valuation vendors, so expect a different number.
What to do if the AVM comes in low
- Borrow less. A lower value reduces your limit, but you may still have enough room.
- Ask about a full appraisal. Some lenders will order one instead.
- Gather permits and invoices for improvements, in case the lender accepts them.
- Pay down the first mortgage if you're just short.
Every $10,000 the value comes in under your estimate cuts your room by $8,500 at an 85% CLTV limit.
AVM vs. full appraisal
| Automated valuation | Full appraisal | |
|---|---|---|
| Cost to you | Usually none | $300 to $700 |
| Time | Seconds | 1 to 3 weeks |
| Home visit | No | Yes |
| Upgraded homes | Can miss renovations | Accounts for condition and upgrades |
Your value drives your limit. Plug a conservative estimate into the HELOC calculator to see how much room you have.
Frequently asked questions
Can you get a HELOC without an appraisal?
Yes. Some HELOC programs use an automated valuation model instead of an in-person appraisal for standard homes with enough recent sales nearby.
What is an AVM?
An automated valuation model is software that estimates a home's value from public records, comparable sales and listing data, along with a confidence score.
What if the automated value is too low?
You can borrow less, ask the lender about a full appraisal, or share documentation of improvements if the lender accepts it.
Does a no-appraisal HELOC cost more?
Not usually. Skipping the appraisal often lowers your upfront costs. Your rate depends on credit, combined loan-to-value and occupancy.
What is a desktop or drive-by appraisal?
They're in-between options. A desktop appraisal uses records and data without a visit, and a drive-by adds an exterior inspection. Some lenders use them when an AVM isn't enough.
